Our design for a new resort at Corniche Bay combines luxury with an innovative environmental strategy that allows the natural drama of the landscape to dominate. The result is a discreet, sensitive architecture that has a sculptural quality. We plan to use materials from the local area and we have incorporated highly energy efficient systems into the design, so that luxury becomes a self-sustaining quality.

Jean Michel d’Unienville Architects Ltd was established in 2000 and is run by Jean Michel d’Unienville, a 52 year old architect with 12 years experience in the UK and almost 14 years in Mauritius.
Working mostly on prestigious hotel projects, the practice recently completed two Club Med hotels in Mauritius and is currently involved in three more hotel projects on the island and also the Maldives and Seychelles.
Apart from the major hotel projects, the practice’s present workload includes two commercial projects with international investors, one university, two office buildings, several houses for private clients, two churches, a chapel and one major IRS villa project also for the Club Med group.

The Banyan Tree Corniche Bay site on the island of Mauritius offered wonderful opportunities to Mr. Player and his globally experienced design team. The fundamental objective was to create an experience that will allow the golfers to play the nine hole routing and enjoy a different experience each time based on alternate tees and greens that can be used for each hole. Regardless of the tee or green options the golfers choose, the experience will be reminiscent of classic courses. The par 36 layout measures over 3100 meters and incorporates strategy through the existing topography, skilful placement of bunkering, and greens complexes designed to require a variety of short game shots. While many of the holes play alongside and over small ravines, the Indian Ocean and Mount Le Morne are always in the golfers view.

Mauritius: Island paradise

Tax Haven
Non-citizens are able to acquire residential property in Mauritius if such property is part of an Integrated Resort Scheme (IRS). Banyan Tree Corniche Bay is one of the first developments to be classified as an IRS, and non-citizens are able to purchase and own freehold property in the scheme without undue complications.
Save for a government tax of $70,000, there is no other registration and/or stamp duty to be paid on the purchase of a property which is part of an IRS Development.
Becoming a resident of Mauritius has a myriad of tax benefits; there is no Inheritance or Capital Gains Taxation, while Corporate Tax, Income Tax and VAT are a maximum of 15%.
